Wave Chasing

Seriously, I seem to have missed the last decent townhouse sale activity in my neighborhood by about 2 weeks.

I just finished a meeting with my realtor and we’re dropping the price again by 10K, which I fully expected. I think this may be the magic number. My brother & I were talking about it last night, and what has surprised us both is that there haven’t been any “below asking” offers – there is no harm in trying to get a place for less than the asking price – I figured I’d probably get something by now below the asking, but nada. Ah well.

But, even with the price drop, all is not lost – in all my “incoming proceeds from the house” calcs, I’ve been factoring in price drops from the day I put it on the market, and my drops are pretty aggressive, so when it does finally close (it WILL close, come hell or high water, someday!) it will very, very likely be higher than my calculations, so I get a little bit of a bonus there.

I can’t wait to dump the place.  I’ll be very happy when I can drop the extra expenses involved in carrying it, and the hassle of having to do the lawn.  (I can’t find a service to do it to save my life.)
